"Pegasus" sits squarely to the points of the
compass atop 0.891 acre of granite bedrock. The lot measures approximately 170 ft
from east to west by 215 ft from north to south -- left to right in the picture
above. Click on any picture to enlarge.

Because the property is accessed via a shared driveway
easement, an additional 50 ft of landscaped property to the south appears to be
part of the lot and is landscaped and maintained in the manner of this property,
making the apparent lot size 170 x 265. The driveway is 300 ft long and includes
a three-car parking structure/turn-about that doubles as a helipad.

The adjacent properties to the north and south are each in
excess of 200 ft away from the nearest point to the villa and 15 to 30 feet
lower affording a spacious feeling and privacy. Mature irrigated lush tropical
plantings further screen the adjacent properties from view.

To the west the property drops 50 ft vertically
and 110 ft away to the private estate road into
Leverick Bay and is afforded privacy via irrigated tropical landscape screening.
To the east, the property drops 650 ft vertically to the North Sound only
600 feet away from the villa, all densely forested, undeveloped Queen's Land.
In total, the irrigated tropical plants number in excess of 1500 and are more
than three years old, with an additional 500 indigenous trees and cacti more
than 20 years old.

The Grand Entry Staircase spirals up to the
main level between granite bedrock covered in tropical plants, cacti and a
mature Loblolly tree.
All exterior tile is 18" sealed quarried coral stone and all exterior railings
are maintenance-free stainless steel cable. The driveway and all staircases are
illuminated by architectural grade anodized aluminum low wattage fixtures.
